On the issue of whether the contract of sale included the disputed portion and Lozano's ownership thereof: The Court held that the initial sale of Lot No. 3780 between Spouses Orozco and Lozano was a sale of land in a lump sum under Article 1542 of the Civil Code. This article provides that in such sales, there shall be no increase or decrease in the price even if the area is greater or lesser than that stated in the contract, as long as the boundaries are clearly defined. The Court emphasized that in cases of conflict between the stated area and the boundaries, the boundaries prevail.
